The Cape, Rottingdean

The Cape is a residential apartment building situated on the seafront in Rottingdean, originally constructed in the early 2000s. Given its exposed coastal location, the property had been subject to the demands of the prevailing weather and salt-laden air over a number of years, and was in need of a comprehensive external refurbishment to restore both its appearance and its long-term weatherproofing.

PH Beck was appointed by Focus Consulting Chartered Surveyors to deliver the project, which combined roofing, rendering and redecoration works across the elevations of the building. Careful planning was required throughout to manage the site safely, maintain access for residents and protect the surrounding area while works were ongoing.

The scope of works included:

• Erection of a full scaffold around the building, complete with catch nets, to provide safe access to all elevations
• Installation of a new three layer Garland Stressply Signature Built-Up Roof System, providing a high performance, long lasting roof covering
• Installation of new skylights to improve natural light and ventilation
• Installation of a Weather-fast gutter lining system to ensure reliable rainwater management
• Installation of new powder coated metal fascia panels for a clean and durable finish
• Render repairs to address areas of damage and weathering
• Full external redecoration to complete the scheme

All works were completed to a high standard, providing The Cape with a refreshed external appearance and a robust building envelope better suited to its coastal setting. The finished result has both enhanced the visual presentation of the property and extended its lifespan against the demands of the seafront environment.
